Le terrain d'assiette d'une superficie d'environ 6 140 m², comprendra des aménagements extérieurs notamment les voies de circulation, le parc de stationnement, les espaces verts, la cour logistique, les réseaux techniques enterrés, ainsi que des jardins thérapeutiques et un jardin d'accueil, pour une surface totale d'environ 2 920 m². Le terrain disposera de deux accès distincts. Le marché intègre l'ensemble des études de conception ainsi que tous les travaux de construction nécessaires à la réalisation des ouvrages. La construction du nouveau bâtiment, d'une surface de plancher d'environ 5 756 m², sera réalisée sur une parcelle libre de toute construction, située au nord de la commune de Crézancy. Le bâtiment sera développé sur deux niveaux, représentant environ 2 878 m² par niveau. Le projet prévoit la création d'un EHPAD d'environ 86 places d'hébergement permanent, comprenant exclusivement des chambres simples, ainsi que l'ensemble des locaux nécessaires au fonctionnement de l'établissement et à l'accueil du personnel.
