Description

Le Contrat a pour objet de confier à un aménageur l'aménagement et l’équipement de l’opération d’aménagement de la ZAC des Sablons à Changé. La réalisation de l’opération se fait aux frais, risques et périls de l’aménageur dont la rémunération est substantiellement assurée par la commercialisation des terrains. Le périmètre opérationnel s’étend sur environ 2,7 ha. Cette opération a pour vocation d'accueillir de l'habitat et porte sur un périmètre de 2,7 ha environ. Elle vise la création d’un nouveau quartier habité où la qualité de vie et d’usages pour les habitants actuels et futurs sera au cœur du projet. La conception devra également s’appuyer sur l’innovation et l’exemplarité. Le programme global prévisionnel de constructions porte sur la réalisation de 13 000 m² environ de surface de plancher (SDP), soit environ 200 logements à destination principale d’habitat avec, a minima, 45 % de logements locatifs sociaux (LLS) et 55 % en accession libre. Concernant la part des logements sociaux, sont prévus environ 18 logements en Bail Réel et Solidaire (BRS), 36 logements en Résidence d’Habitat Accompagne (RHA) et 36 Logements Locatifs Sociaux. L’offre de stationnement à réaliser pourra privilégier des solutions déportées et mutualisées. Le projet prévoit la structuration de nouveaux espaces communs publics qualitatifs concourant à une vie de quartier dynamique et apaisée avec notamment la création d’un espace arboré en tant qu’espace majeur et structurant.
