De gemeente Londerzeel wenst werk te maken van een gemeentelijk Beleidsplan Ruimte voor het volledige grondgebied van Londerzeel en indien mogelijk gelijktijdig van een eenvoudig RUP kernen en een algemene bouwcode. Gemeente Londerzeel wenst zich voor deze opdrachten te laten begeleiden en is hiervoor op zoek naar een gespecialiseerd studiebureau. Als alle percelen worden gegund, worden de processen inhoudelijk zoveel mogelijk op elkaar afgestemd. Als verschillende opdrachtnemers worden aangesteld, is er een coördinatie- en afstemmingsplicht. De opdracht omvat 3 percelen: Perceel 1 - Beleidsplan Ruimte - Een strategische visie 2040-2050 voor de ruimtelijke ontwikkeling van Londerzeel en haar deelkernen; - Een beleidskader, momenteel stellen we onderstaande beleidskaders voor: * Bebouwde ruimte (kernen, bedrijvenzones, verweving van functies, vergroening, economische activiteiten, vrije tijdsbesteding, enz.) - inclusief actieplan * Open Ruimte (water, vergroening, bescherming open ruimte en natuur, recreatie)- inclusief actieplan De inhoud en het aantal beleidskaders kan bijgestuurd worden op basis van de analysefase. - Een geïntegreerd participatietraject en communicatieplan - Plan-MER Ter voorbereiding wil de gemeente minstens een deelstudie laten uitvoeren rond woonbehoefte. De gemeente wenst een open planproces te voeren met alle relevante actoren om mee na te denken over de toekomst van de gemeente. Perceel 2 - RUP kernen Een vereenvoudigd RUP voor de deelkernen dat voorziet in een algemene brede bestemming en waarin 3 woonlagen mogelijk wordt gemaakt binnen de 3 bouwlagen, alsook de handelskernen afbakent. Mogelijks opheffing van bestaande verouderde BPA’s en RUP’s binnen het plangebied. Perceel 3 - Algemene bouwcode Algemene bouwcode die kwalitatieve voorschriften vastlegt voor voornamelijk de bebouwde ruimte, waaronder inplanting, minimum perceelsbreedtes, parkeren, voortuinen, zij- en achtertuinen, meergezinswoningen, kwaliteitseisen, natuur en open ruimte,… Opmaak Beleidsplan Ruimte Londerzeel; Opmaak RUP Kernen; Opmaak Algemene bouwcode
