Meath, Irlandia: biurowca z dwiema kondygnacjami skladajacego sie z trzech polaczonych blokow (okolo 12 500 m2, ponad 20 lat) oraz oddzielny budynek z zlobkiem i pomieszczeniami technicznymi. Zakres obejmuje drewniana elewacje oraz stolarke wysoka, poczawszy od okolo 3 m nad ground level, w tym drewniane okna przeszklone. Deformowane drewniane lamele (brise soleil) zostana wymienione na aluminiowe lamele aerodynamiczne, a niektore drewniane lamele na nowe drewniane. Elementy nienaprawialne zostana wymienione. Obszary odnowione w latach 2018-2021 sa wykluczone. Prace prowadzone sa etapami przez 2-4 lata w ramach umowy ramowej z osobna umowa na kazdy etap.

Opis

The scope of works for this project is to repair/replace/refurbish timber exterior elements of two buildings at Kiltale, Co. Meath, including treatments to extend the life of the timber elements. The two buildings include the main building and the creche & services building. The building is over 20 years old and is approx. 12,500 m² in size. The site occupies approximately 9 hectares. The project will be carried out in several phases. This will be done in 2-4 years depending on the progression of the work. The building is a 2 storey office complex spread over 3 interconnecting blocks with a separate building that accomodates a crèche facility and a services building. This contract is a framework contract with no financial obligation. There will be an individual specific contract for each separate phase of the project. Most of the areas of the elevations of the two buildings have either glass or timber cladding as the exterior finish. The different finishes are refered to as: 1) Timber Joinery - areas finished in glass; 2) Timber Cladding- areas finished in timber; 3) High level Joinery - Timber Joinery located high up on the Elevations, starting approximately 3m above ground level. The majority of the Timber Joinery was refurbished as part of a major project between 2018 and 2021. The areas covered by the previous refurbishment project will be out of the scope of this project. The High Level Joinery is characterised by glazed timber windows, in some areas with external timber louvres (brise soleil). The timber is in need of refurbishment. The timber louvres have warped and are to be replaced by aluminium aerofoil brise soleil louvres. The Timber Cladding includes in some areas timber louvers, which are to be replaced by new timber louvers. Any timber element that is beyond repair is to be replaced. The approximate total Elevation Area is 7,332 sq m, which can be categorised as: • Joinery, 2,685 sq m. Already refurbished. Outside the scope of this project. • High level metal windows, 227 sq m. Outside the scope of this project. • Timber cladding, 4,071 sq m. • High Level Joinery, 349 sq m. The objective of this project is to refurbish all remaining timber exterior elements of the two buildings, which include Timber cladding and high level Timber Joinery.
